With our 30+ year track record, outstanding financial performance and high-level investor relationships, we are able and willing to acquire individual assets or a portfolio of several operating properties. We search for investment opportunities that provide leveraged annualized cash-on-cash equity returns in the 6%-8%+ range and total internal rates of return in the 10%-15%+ range over a 7-10 year investment horizon.
We pride ourselves in fair, timely and honest relationships with all parties involved in the acquisition of assets, including a national network of individual real estate brokers. We are particularly interested in properties that are under-managed or under-performing and/or those properties in need of capital expansion or improvement. Our management team has the experience and expertise to quickly evaluate self-storage investments through our proven model which allows us fast and high closure rates.
We are actively looking to acquire self storage properties in the Northeast, Mid-Atlantic, Southeast, Mid-South, Southwest (including Arizona), and South Central United States including Florida.
